general requirements

  • Positive valid identification with a picture will be required.
  • A verifiable social security number.
  • Primary applicants must be able to enter into a legally binding contract.
  • All occupants over the age of 18 must complete an application.

income requirements

  • Weekly combined gross income must be 75% of the monthly rent to qualify without a guarantor or additional security deposit.
  • Applicants with insufficient income or unemployed applicants must provide some form of verifiable income such as but not limited to checking/savings accounts, alimony/child support, trust accounts or social security income.
  • Applications that do not meet our income requirements may be declined. However, if such applications are approved, the applicants will need to secure a qualified guarantor and/or pay a security deposit equal to two months’ rent.
  • Self-employed applicants will be required to show proof of income through copies of the previous year’s tax returns or our ability to satisfactorily confirm self-employment through an attorney or CPA representing the firm.
  • Earnings that are paid in cash and/or are tax free will not be given consideration.
  • Applications on which income cannot be satisfactorily verified will be denied.

employment requirements

  • Two concurrent, original pay stubs are required
  • Newly employed applicants will be required to provide a new hire acceptance letter on company letterhead with hire date and starting salary.
  • Self-employed applicants must provide documentation that your business has been in operation for at least one year.
  • Independent consultants should provide their most recent tax returns and/or copy of their current contracts.
  • Applicants and/or guarantors need to provide proof of earnings within the US or a security deposit equal to two months rent may be required.
  • Applications will be denied if we are unable to verify income that reasonably affirms the ability to pay rent.
  • Proof of renters insurance must be provided upon lease signing.

  • Applicants must provide their current residence and most recent prior residence.
  • Applicants must demonstrate acceptable housing reference for the prior 12-month period.
  • An unacceptable reference may include one or more of the following: four or more late payments, an outstanding balance owed to landlord, damanges to the residence or community, insufficient notice to vacate, an unfavorable landlord reference on the applicants or any members of the household, any violations of community policies or lease terms.
  • Any evication with an outstanding balance or within the prior 3 years with zero balance is unacceptable and the applicant will be denied.
  • Home ownership will be verified through the tax assessor’s office and the mortgage payments must be current.
  • Homeowners must show proof of sufficient income to pay the mortgage and rent or show proof of contract for sale or rental agreement.

housing history

  • An acceptable credit report is required and prior history will be reviewed.
  • An unacceptable credit report reflects one or more of the following: slow payment accounts, unpaid bills, liens and judgments.

credit history

  • An acceptable criminal background report is required on each applicant and occupant 18 years and older.

background checks

  • In the event that a guarantor is required, he/she must complete an application for residency and meet all application qualification standards.
  • The guarantor’s current rent or mortgage payment must be included in calculating qualifications.
